Set over three floors plus a basement, this 167m² villa sleeps up to 8 guests across 4 bedrooms, making it an ideal Annecy vacation rental for families and multi-generational groups. The ground floor opens onto an entrance hall, a fully equipped kitchen, and a dining room with terrace access, alongside a living room with a wood-burning stove, a grand piano, and a separate TV room with 3D TV and Blu-ray home cinema. Fiber wifi covers the whole house.

Upstairs on the first floor you'll find three bedrooms — one with a 180x200cm bed that can be split into two singles, one with a 160x200cm bed and its own balcony, and a third with two 90x190cm bunk beds — plus a bathroom with a bath, a separate WC, and a children's playroom with balcony. The second floor holds a fourth bedroom (160x200cm bed, en-suite shower room and WC) and a spacious living area with a desk, sofa, armchair, and terrace. A basement laundry room with washer-dryer rounds out the interior.

Outside, the villa is built for long summer evenings: a terrace, balcony, garden, grounds, and courtyard come with garden furniture, deckchairs, and a parasol, plus a henhouse and vegetable garden for a real taste of the countryside in town. An electric gate secures the courtyard, and three parking spaces are included — a rare find this close to Annecy's pedestrianized Old Town.

Villa Sérandite is especially well suited to families with young children: full baby equipment and a dedicated playroom are provided, alongside spaces for every generation to spread out. Bed linen and towels are included throughout. Please note the villa is not wheelchair accessible (interior stairs and a sloped access), pets are not allowed, smoking is prohibited, and the property sits in a quiet residential area where noisy parties are not permitted.

The villa is certified Clef Verte (Green Key) for sustainable tourism and carries the Gîtes de France label, with an environmental charter available on request.
